19 Steps for a Flat Roof Replacement
- Clean roof as needed including flashings, boots, vents, and rotted wood areas.
- Remove and replace the rotted roof sheathing throughout the entire roof area.
- Remove and replace any rotted fascia.
- Disconnect the existing a/c units. Use a licensed a/c contractor.
- Manufacturer and install new aluminum a/c stands to meet code requirements.
- Some of the a/c units in the house are not working properly. Reconnect them using a/c contractor who can get here today.
- Fix our broken a/c and install new quick disconnects where needed.
- Install EPS spray-on attic insulation to the entire roof surface and fasten.
- Install tie-in roofing materials to match the existing roof where applicable.
- Design a high-wind resistant PVC/CPA single-ply roof system including membrane, flashings, vents, boots, curbs, and fasteners for the entire roof area.
- Install roofing membrane entire roof using manufacturer’s products and following the cad specifications.
- Install the entire roof membrane on the entire perimeter of the roof, fastened with cad specifications, where applicable.
- Install new flashings including fascia bar, fascia cap, and drip edge. Fasten flashing 6″ on center. Seal top flange of fascia bar/cap using the proper sealant, where applicable.
- Please install boots over the plumbing stacks and seal them.
- Install the curb at existing vent stacks, seal where applicable.
- Install a safety walk-pad network from the roof access point to the air conditioning units for roof traffic personnel.
- Install wind-baffle vacuum moisture control vents for increased roof system wind uplift.
- Install a sign on the rooftop describing care, warnings and notices for roof traffic personnel.
- Clean up and remove all debris. Use magnet to remove fasteners from lawn
